Our latest roofing project is for an MRI building at Neurology & Neurosurgery Associates, PA in Winter Haven. We replaced their old modified bitumen roof and replaced it with a new TPO roof.
Modified bitumen is a roofing material that’s been in use since the 1970s. Modified bitumen roofs are still in use today and are a great choice for many, but they do have some drawbacks. Perhaps the biggest is the fact that modified bitumen roofs cannot withstand pooling water very well, and if water collects on the roof it can degrade it over time.
TPO, meanwhile, is a much newer roofing material that first hit the scene in the 1990s. It’s a single-ply roofing system with a number of beneficial qualities. For example, it is highly resistant to UV, reflecting 87% of UV rays. This makes it an especially good choice for warm climates such as Florida. Plus, it’s also highly resistant to moisture and rain.
Because of these properties, we chose TPO for the new roof. The project took about two weeks to complete. Let’s take a look at how it went.
These photos give you an idea of the condition of the old modified bitumen roof before we replaced it. As you can see, the roof had become worn down and showed signs of water damage.
These pictures in particular show just some of the damaging effects pooling water can have on modified bitumen roofs.
Finally, here is a look at the finished roof. We tore off the existing modified bitumen roof and installed the TPO. Additionally, we installed new black metal coping and added a tapered system where the AC units are located. This will provide extra protection for the roof.
