Roofing membranes are a protective layer that’s a key part of many roofing systems. They’re particularly common on commercial roofs. In this article, the A.O. Roofing team will take a deep dive into different types of roofing membranes and how to know which is right for you.
Modified Bitumen Membranes
Modified Bitumen uses felt or fiberglass topped with a layer of modified bitumen. It’s highly durable and puncture resistant, performs well in harsh weather conditions, and is easy to maintain. But, modified bitumen must be carefully installed, and if done poorly the roofing system can quickly fail.
Thermoplastic Polyolefin (TPO) Membranes
TPO membranes are the most popular choice for roofing membranes. They are a single ply system blending polypropylene and rubber, providing strength, flexibility, and resistance to the elements. Most notably, they are highly UV reflective, making them a great choice for energy efficient roofs. However, due to being single ply, they’re slightly more prone to punctures from workers or equipment on the roof.
Ethylene Propylene Diene Monomer (EDPM) Membranes
EDPM is a type of synthetic rubber. It is extremely resistant to weather and the environment, as well as being flexible. However, they are frequently black, which can lead to higher energy costs.
Polyvinyl Chloride (PVC) Membranes
PVC is another single-ply roofing system, similar to TPO. It’s highly resistant to heat, chemicals, fire, and punctures, and can last up to 30 years. But, it is also fairly expensive.
How to Pick a Roofing Membrane
To decide which option is right for you, consider:
- The Building, such as its size and intended use
- The Environment, such as the climate, weather, and amount of sunlight
- The Requirements, such as the desired lifespan or energy efficiency
- The Budget, including the cost of the membrane as well as the labor and installation
