What Is a Roof Inspection?
A roof inspection is exactly what it sounds like and more! It involves a thorough inspection of the shingles, flashing, and vents to determine the overall condition. Your roofer will also look at the design of your roof in order to fully understand the scope of the project and to provide a detailed quote.
What Does a Roof Inspection Entail?
On the day of inspection, your roofer will arrive ready with all the tools they’ll need for the inspection. In most cases, your roofer will physically walk your roof to do the inspection. In other situations, they may use drones or even infrared cameras for the inspection.
Once up on the roof, your roofer will take a look at things like:
- How many layers your roof currently has
- The current state of the drip edge, if there is any
- The condition of your roof decking
- The materials your roof is made with
- The state of any roof penetrations, such as chimneys and skylights
- The condition of your roof flashing
- If there are any problems with gutters or downspouts
With the exterior inspected, your roofer will then move inside and enter your attic to take a look at the interior structure of your roof. Here, they’ll make sure your attic has sufficient ventilation, as well as take a look at the bottom of your roof decking.
How long a roof inspection takes varies, but it typically takes 1 to 2 hours to complete. Once complete, your roofer will give you a rundown of the findings and provide a quote for the replacement.
