Every three years, the Florida Building Code is updated to ensure safety and stay up-to-date with the latest technology. The most recent update, the eighth edition, went into effect in December 2023. The updated building code has implications for all areas of construction, and roofing is no different. In this article, the A.O. Roofing Services team will take a closer look at how the new building code changes roofing in 2024.
What’s Changed for Florida Roofing in 2024
The code updates are largely focused on enhancing roof longevity and performance, addressing things like nail penetration, underlayment, and specific scenarios in the 25% roof replacement guidelines. Let’s look at some of the changes.
Asphalt Installation and Underlayment
One of the updates is to section 1518.2.1, which has to do with the installation of underlayment and asphalt installation.
These changes include requiring a dual underlayment layer for certain roofing materials; these include metal, asphalt shingles, slate, and mineral surfaced roll roofing. The new guidelines also stipulate the use of ASTM-approved materials and precise installation methods.
Changes were also made to clarify language in the guidelines, particularly related to underlayment overlaps, adhesion, and nailing, and changes terminology around what were formerly known as “nail-on” underlayments.
The 25% Replacement Rule
The 25% replacement rule requires that roofs to be replaced if 25% or more of the surface was damaged. With the new guidelines, you will need to repair only the damaged portion of the roof, rather than the entire roof. However, this only applies to homes built after March 1, 2009; homes built before this date which have no prior roof replacement are still subject to the original 25% rule.
