Most of the roofing projects we do here at A.O. Roofing Services are residential shingle roofs, but that’s not all we do. We can also repair and replace a wide variety of roofs, including modified bitumen roofs.
We recently headed out to Bartow to help a customer whose insurance company required a roof replacement due to its age. This was a 2,700-square-foot-roof with a 15-year manufacturer’s warranty. Check out the before and after pictures below.

Modified bitumen, occasionally abbreviated to “mod bit,” is a roofing system introduced in the 1960s for flat and low-slope roofs. It was designed as a replacement for the older Built-Up Roofing (BUR) system, and is now one of the most common types of roofs, especially for commercial buildings. It’s a hybrid material that combines asphalt membranes with a polymerized rubber or plastic layer, reinforced with fiberglass.
Modified bitument is sturdy, flexible, and versatile, provides multiple layers of protection, and is highly weather resistant so it can stand up to the often intense heat, humidity, and storms of Florida. Plus, it’s resistant to punctures and tears and can improve energy efficiency with its high UV resistance. These roofs have a lifespan of about 20 years. They are applied by either peeling and sticking, or by torching roof layers to adhere them directly to the underlay.
This roof’s low-slope roof was perfectly suited for a modified bitumen roof. We applied a white modified bitumen roof over a base layer to help keep the building cooler and improve energy efficiency.
